The main reason is that it is not initially set up for a Real Estate business like other “real estate-specific” accounting software.

What are your tips on finding and evaluating areas to purchase?

They charge a flat rate of $600 per $1M in price.My local association and MLS combined is about $1,600 for the year.The only thing that I really miss is having access to the NAR forms or your local state forms, and the software to fill them out so easily, with Glide.com or Zipforms. etc...

The second offer is both insulting to you and also tips their hand because if they have ~$50k in cash then they should be able to put down a higher down payment if they are serious about the property. 

I have software that will allow me to send out and reset doorcodes so i dont forsee that as an issue
