If you have cash, know that 99% of wholesalers will have low repair values and high ARVs that don't match the actual data or upkeep of the house.Also, ask if this is being daisy-chained, meaning are there other wholesalers or investors in the line between the person offering you the deal and the seller.

Take this 💥just-closed renovated property for example💥:With my query of "22757 Charlemont Pl, Woodland Hills, CA 91364 5/4/2400-3050,0.6,300" we get an ARV Estimate that is ~4% off, and I picked this at random just scrolling through recently closed in my areaAnd the Market Stats $/sf of renovated property in that Zip Code matches up pretty well, so I know the ARV estimate is realistic:You can also run Agent Stats to find/get in touch with the real top-agents in that area so you can triple-verify everything and/or list it with them when you are done.

Even tough our prices are lower, BRRRR's have gone negative equity (most anyway, on average) 3 years ago, because the market does not allow for enough discount to match condition.

Yes, you can enforce your lease agreement as to the tenant, but unless you require the sub-tenant to use a specific lease agreement, the tenant could use a lease agreement that does not match the way your lease agreement governs the tenancy.

It seems to be a little dated, for example I pulled up one property which said pending sale on MLSÂ on Batchleads but the property has been sold over a year ago on per Zillow with matching listing prices.
