Until we see 6 month of inventory, 25+% of listings expire without a sale and the average sale taking 150 days or more you don't have the ingredients for a market crash defined as more than a 5% correction.Will we see corrections like in Austin, where an exuberance of appreciation sorts itself out?

I'd put together some sort of monthly agenda and commit to running it.

At this point, we are three years in, and have learned that you sometimes have to have thick skin (grit) in dealing with tenants, managers, and RV site visitors; while maintaining a sense of humor and humility.

USPS contract workers building a robot to sort mail, Travel Nurses, Professionals relocating, A medical group rotating out their new surgical Dr. residents for training in jax  :) A husband of 33 years that got pushed out by his wife - hoping to go back.. but he is still renting from us ...yikes - no judgment! 

Going into a 50 unit plus deal without any sort of experience is like telling yourself you can go to the Olympic games for wrestling after three training sessions.

It’s not rocket science but it’s definitely something that takes experience and skin in the game! 

However I am also sort of house hacking the main house (upstairs).

My groups probably never look at influencers or care what they have to say.Most of our folks are either families, extended families or groups riding the bike trail.I think it could work is some instances, but I would have to ask myself, "Do I want that sort of guest?"
