After reading a TON of the posts on this topic I'm barely starting to sift through the info.  

I purchase value ad and while prices have creeped, deals are out there if you sift through enough inventory.

@Dustin Mathenia it took me a second to sift through your posts, but it was very much worth it!

They'll take any offer to the kids of the deceased (who very often live elsewhere), and convince them that they can trust Uncle or Auntie Agent who they met when they were still kids that this is a perfectly fair price for their parent's place as-is for cash, no home inspection, no contingencies, no paint, no renovation, cash on the barrelhead in 30 days or less...because who can stand to come back to western Pennsylvania and sift through Mom's towering piles of crap, excuse me, collectibles?

(You should try sifting through the tons of LLC info on here via a search to see if you can find better answers than I can provide.) 

Sift through those papers to figure out taxes, insurance, title, etc.

You will have to sift through alot of garbage, and irrelevant deals to find a gem, but it will be worth the very little effort to establish a relationship with them.

You should sift through the automatic search that your realtor sends you and shoot a couple properties that really interest you their way. 

Unless they are OK with sifting through 300 properties.
