Just hoping to start with my first investment property in that area(or somewhere around there) and don't want to lose my shirt on my first deal.  

It sounds like a horror story but I learned a lot on invaluable lessons and didn't lose my shirt on the deal.

Also, each county has its own rules on which stamps, affidavits, and other documents might be needed to record the deed.  

It’s been my experience that multi-fam tenants are not going to pay a single food-stamp extra for curb appeal.

I would suggest a T-Shirt that says "Yes my name is Kalid. 

So I am just over 1% right now (could get a few more calls next week of course)But this letter was a hand written envelope, typed up letter, hand stamped, and hand signed.

A lot of them are redundant, but they'll stamp the basics into your head.

If that $6.5K makes the deal a loser then you have to talk with the seller and point out that isn't a closing cost like a tax stamp or recording costs or anything along those lines and see if they will still play ball. 

Do not put any postcards or any materials in the mailbox without US stamps otherwise it's illegal and against the Post Office Laws.
