Properties with separate meters often have tenants pay; otherwise, it’s typically landlord-paid.

A portion of rental income can be applied to your income if separate units (not for bedrooms in your unit) which could bump the value a little, but this will pose a challenge. 

Seems like an overkill and all you need is an insurance policy as any good attorneys first question will be "how much did the LLC who is to be separate from you pay for the property" - when the answer is zero and it was gifted. the next question will be do you gift properties to others as well?

It sounds like the separation between success and failure is based on proper preparation and realistic expectations.

Hard lesson learned for me that my family isn't to be trusted ever again and that I need to severe my relationship with them completely because they have harmed me & my child emotionally & financially.
