Sounds like an insurance agent speaking, and that too is a good idea, but it sounds like you may have lost a case or perhaps you were a party to a matter that left a bad taste in your mouth for LLCs, keep in mind that when something is said here it is put out to the whole country (or world).

There was alot of trial anderror which put a bad taste in my mouth.

I did attend the Austin Real Estate Networking Club meeting last week, which was interesting but ultimately a little too sales-pitchy and too large/impersonal for my tastes.  

Furthermore, if the issue is vacancy, they claimed that the property would be protected while vacant (up to 6 months).So yes, I agree if the recipe calls for apples, I shouldn't use a watermelon, but what if watermelon just coincidentally in their dialect happens to look, taste, smell and bake just like an apple...it just happens to be twice as large for the same price?

In spite of the sour taste, do read Bill's second point because he does explain a.) why his first post was a bit cryptic and b.) why he believes what you propose is illegal (as written).  

Everyone here has different tolerance.Personally, my most recent investment is in Jersey City Heights, which has the right balance for my taste, which is long term B&H value in a gentrifying area.

Kinda test out the waters first and see if I have a taste for it while making it much easier for me to pay off the mortgage on my first house.
