I made dozens of phone calls, spent probably 100 hours scouring the internet and vetting deals, and flew down to Houston to check out properties.

I've sust scouring the MLS sites for all multi-families near a metra line.I made an offer on a triple in the Hermosa area of chicago (in the path of progress, but still relatively cheap), but there was a lot of competition on the property and even though I offered 6% above their asking price, they went with another offer (I'd imagine with more cash up front, I'm using a 203k @ 3.5% down)I was looking at the MLS late friday night and a quad popped up in Matteson  (south suburb) literally as I was browsing.

Given this limitation, we would spend months scouring the market, walking properties, and running numbers in search of that home run that would net us $100K+, and make all this work worth our effort. 

Hi Nick- I have scoured those places and have found a degree of success using each.

@Corby Goade I took your advice and after scouring numerous agent profiles, I found an agent in the area that will charge 3% to facilitate the transaction, of which i believe is gong to be money well worth spent (as you've said), along with getting some schooling too.

I currently live in Atlanta and have been scouring the local market with no success and have started to shift my focus to Macon.

Ok, im so tired of scouring the internet reading articles and so much conflicting or off in the weeds information.Im looking at alot of foreclosures and REOs, i know you must perform a title search for leins and encumbrances.
