(Or takes the highest 'down,' then has to deal with turnover, trashings, evictions, et al.)In my limited experience, those 'specializing' in doing say "sandwich lease options," who DO the due diligence and stay away from "bad neighborhoods," and people unlikely to "exercise their option," are now seeing 60- 85% "success rates," at least according to some recent claims?

Utility on a product usually has diminishing returns - that is to say, your first ice cream cookie sandwich will be blissful, but your 3rd one 10 minutes later won't be as satisfying.Perhaps the people who chose the green button felt they'd get less satisfaction, less utility, from additional millions, and would rather take the safe - but highly satisfying - bet to receive their $1 million.Personally, I'd gamble on the red button.

@Dyryl BurnettOne of the simplest strategies you can put into play for yourself without any sort of cash to provide upfront, would be to work with a master lease, or a "sandwich" lease.
