There's no real way to patch it, so you end up pulling the baseboard or the quarter-round and redoing the whole thing again.

best bet is to hire a full season lawn / snow service that can do your property year round..Seasonal rates for each  snow and for lawn care.. get some bids.. your going to find the good companies are probably already booked for snow and won't touch you unless you contract with them also for lawn care.. so make sure and mention that when you call.. have them do the fall clean up.. and get started right away.. 

I already know the taxes for both properties and I have called the utility companies to get a round about number for utilities, but I wasn't sure if there is a specific document that may give me a comprehensive overview of the profits and losses for the current owner. 

She can ask for her money at anytime and I will get it to her within 90 days.She gets her 6% and I add enough to round up the amount to the next even $100, just to make it lower the principal a little each month. 

My question is, if I have my own buying agent, will brokers still let me see the deals in that first round or do they expect to double-end the deal?

This will give you a well rounded view of the construction process and how everything is priced but requires work.

After an application is received (which is after more rounds of pre-screening) I'd look into something like a deeper check into credit and address history as mentioned above @Carrie Albertson.

.$150 cash flow is small, but to many investors, the greater picture of appreciation can round up the investment to still be a good one.
