@Michael Evans  for sure it is.. 8 months out of the year then its blazing hot.. most of the money folks retreat to the coast or whence they came..

A good example of this is ChampionsGate and more specifically The Retreat in ChampionsGate, which is the vacation home community part of the development.  

I just used the place as a second home retreat, great place for canoe trips, guests and BBQ's.

After an hour, we excused ourselves and retreated to one of the "Foodie" hot spots a half block away, and over espresso (coffee wouldn't have been strong enough), called our realtor, got a quick  confirmation that it was a hell of a deal, and decided to take the plunge.

I'd market it as a retreat center- bed n breakfast- hunting camp - or something like that.

It's not big enough to build on and ends up just being a storage area, so it runs about half the value of the other buildable area.The other, is a larger lot that has a stream and woods at the rear, a great retreat and private area.

@Brian and @Jay Hinrichs, it sounds appealing to us bc of the potential of the land and using it as a family retreat.

Because of their residential nature, these districts are not intended for more intensive uses such as small conference centers, private retreat centers and reception houses."

Bottom line: There is no free or paid guaranteed system to make money.Anyone who thinks they’re going to get “all of the real estate secrets” in a free seminar, 3 day weekend retreat, etc. just has horrible expectations.

While it would be a more work, maybe you can try to attract shorter term retreat groups, church trips, temporary workers etc??
