You buy a house and rent it out.

I have some in-house laborers for any large projects but sometimes value add can even be raising rents to market or finding an off market gem. 

Only renting out an ADU on that property. 

What rent collection software do you recommend and why?

I wonder if the fed will look at equalizing market rate and sec 8 rents to mirror each other.

Buy a lot, build a rental propert, to be rented out 2026 for approximate annual income 150k.I understand I can borrow for 1 and (2 or 3), but that would put me under risk i don't want to take.  

I was just wondering if I should have them pay rent to me personally or pay my LLC?

If rents don't increase faster than inflation, you won't have sufficient funds to cope with rising costs.

If you are open to value add strategy, small multis have potential for not only traditional forced appreciation but also the ability to see major rent increases.  

Then definitely get a quality PM and rent it out for a bit.
