House hack another property with a low down payment loan and use the remainder or the proceeds to either renovate or purchase another investment property?  

I just bought a lovely 8 unit last April that had been horribly neglected but have turned it around and done some cosmetic renovations and increased rents.

My focus has been taking abandoned properties and renovating to rentals, both short and long term.

Renovated basement recently to prepare to rent out.

Im currently renovating the 1st fl apt and turned on the heat.

He has $50K to put down and plenty to do whatever renovations he would want to make.

Having reasonable expectations, hiring a local professional (Realtor or PM), doing your research, and doing everything right (i.e. pro photos, professional design, good renovation, proper amenities and location, etc) are the keys to success in 2025.

We can buy the house for maybe 125k and he estimates 120k in renovations.

Purchased on 4/19/2024 for $20,000, we invested $45,000 in strategic renovations to transform the property.

Since I work pretty hard at my day job and don’t have much renovation experience, I wanted something simple—a rental I could put a tenant in and at least break even.
