Good reminder Jess. 

We get the occasional VOICEMAIL in the middle of the night complaining of an 'emergency' toilet won't flush, furnace doesn't work, then we calmly contact them in the morning and remind them what we discussed, then promptly send someone to take care of the issue.

One caveat to remind you (maybe I'm a grinch...):  don't forget that you have to pay back depreciation. 

This is a good reminder that real estate has a lot of VERY LOCAL components to it.

Reminds me of owning a Winery in the Napa valley you make money when you sell a PM business.. you can actually do pretty good if you have a few thousand doors..
