This used to be a pretty rough area overall.Average income levels in a given zip code as well as school districts are good indications of Neighborhood class.

So I just joined Buildium, spent hours setting everything up, it seems mostly pretty great, except one HUUUUGE issue that is making my head explode...they don't support credit card tracking?!?!?

I personally use the mass text capabilities through my Resident RE CRM.However I have a few friends who wholesale and invest and use Mobile Monkey to mass text and from what they say the price is pretty reasonable.

Looks like they give you a pretty good discount, the ones I looked at. 

I have the chain of emails between them and the contractor pretty much saying that they saw the cable but rather then calling they called after digging through the cable.

Pricing is probably pretty similar, $650k to $1.2M is pretty similar to what we'd have for something like that.

On paper that is a pretty darn good ROI but I’ve found when dealing with lower rent numbers the profits dwindle quickly especially when the PM has so much loose leash.
