These are done between the buyer (you) and Seller.The situation that is most common to find these properties are in a foreclosure proceeding, or pre-foreclosure. 

Build savings through side hustles like flipping cars or offering handyman services.

Some landlords offer a discount for early payment as an incentive, but I'm not sure that would be appropriate in this case.

Unless they are offering much more cash than you can get on the flip (After lowering the price), it doesn't make sense to take the risk and sell sub-to because most of these loans are not assumable and you will take on the risk of "due on sales clause"

Even then, all of my booking.com clients are American I offer a 25% discount 0-3 days out. add a 15% fee which essentially covers your commission. set up with one hour to cancel, flexible / strict option but no refund 60 days out or later. sync it with Airbnb and or the other ones you are doing.

So unless you had a better deal that could offer better returns that this house then I would not sell.

Those are my thoughts and the things you have to tighten up if you actually want to offer this as a service.

I was sent an offering memo by a broker selling a multi-family building in an area no reasonable person would even consider affordable housing material yet the marketing materials made a point of emphasis to detail how the property would satisfy the need for affordable housing.
