If they have paid off property (especially if the investor is much older), they probably have a healthy stock portfolio as well :) Debt has worked for me, and I'm glad it works for you too!

The refi or additional debt of any kind will impact the current performance of your property I'm never a great fan of selling a good producing property - unless I am certain I can improve the overall performance of my portfolio. 

@Allen L.i hear you on the hassle of conventional loans, my portfolio is not as large as yours but I applied for a HELOC last year and it was a huge pain. 

I grew my portfolio and business through partnerships and focusing on growing my network.

Hey Daniel, sounds like your in a good spot to reposition your portfolio. 

No pricing tool is set it and forget it that I am aware of, however I think PriceLabs is the most user friendly for small unit portfolio and I think the price tag is definitely worth it. 

They can separate themselves from traditional real estate investors by building a robust EIN Corporate Credit ("Ever-Increasing") investment infrastructure that allows for faster portfolio expansion and more sophisticated financial maneuvering.

I have a 10 property portfolio across Memphis and Detroit and they average 10% plus COC.
