I get the whole 'dont fall so far behind market value' narrative but this is a long term play for me to gradually trade less of my time for w2 income if you will.

Credit scores are a reflection of someone's ability to learning and understanding the rules of the game and haveing the discipline to play by them.If you already have good credit, already pay everything on time (autopay), then increaseing your limits will probably help you the most, because it gets your utilization down, ideally under 10%.Higher hanging fruits are average credit and account age (just have to wait for that I guess) and inquiries, which are sometimes unavoidable as real estate investors.  

Go learn how to be nicer or go play in traffic!

Often times, I advise folks to start with HML or PML and the refi into a DSCR loan with a bank/CU when the property is stabilized.I am going to assume that a HML/PML loan would be at a higher cost/rate than a bank that would play ball, so I would prefer that if possible...

Two factors at play here.1) STRs generally appraise as residential homes, not as businesses based on multiples.

Found out that everything the way it has played out and the details I have dug up on the tenant this is part of a an elaborate scam and includes a circle of people involved.

And that was my understanding (the basics, at least :-)...Given that, the scenario that Bob presented in Deal 3 above seems unlikely to play out legally...
