I spoke with the one I suspected forgetting to turn off the stove but the person did not confirm.

I also have personal W2 income, if that matters.Is there a loan out there for a set-up like this at 15% down? 

I have considered partnering with a developer, and have a few contacts I need to follow up on, but overall I feel fairly capable. 

I have no personal experience with them but they are the only company I know of that are built more for self managers and small portfolios. 

I feel more at ease losing this deal and finding my client a better option.

My personal preference for a buy and hold would be an already established area (or an area that's still gentrifying, but has already seen significant progress). 

If the LLC is the maker on the note, there's a good chance you'll be required to personally guarantee the note.
