Well, what would be happening is that your buyer would be buying your house subject to the existing note, since you can't legally sell the property without paying off that note or transferring the debt to the new buyer.

There is likely more as this is just a few of the people who know about the group through word-of-mouth.I'm making this post to hopefully get it seen when people search his name, so they avoid working with him and getting scammed too.  

SFR with ADU is no problem. but if you're considering adding an ADU to a multifamily property, consider the limitations you're creating on your back-end buyer if you decide to sell, or your own financing if you choose to refi. 

The investor “gave up” after numerous attempts to sell the lot or get a “refund” from the county proved unsuccessful.

Considering that there are people living there already, it has a potential tenant (of course I understand the potential pitfalls there as well). 

I guess the only way would be to sell the property and then put gains into a opp zone fund, but we are not accredited investors.
