LOLI don't know much about market cycles (I need to learn) but I feel that something like RE can't keep increasing in prices at current rates while the rest of the economy is going at a slower pace.

The pace I am current acquiring properties at is slowing my plan down.

I've spoken more to the other folks that have gone and the two meetings I've been to had agendas and folks coming in to talk and educate on various topics.

I'd rather get started now on smaller deals and starting to build my cash flowing assets base that can potentially help me pay off my debt at a much more accelerated pace than sit around and wait for the next 10-15 years when I could retire my student loan debt without any additional income bump. 

I have found that the best way to enter any business networking or relationship in general is go in with no agenda, simply go in with the idea that you would like to make friends.

The re-positioning plan will be specific to your strategy and property, particularly the pace that you want to realize the value for future deals and your debt structure.Regarding the test scenario, if it works, the $50-75/mo incremental increase will certainly justify the rehab cost you mentioned at most any market cap.  

I could care less if people "talk bad" about HOAs, I have no hidden agenda or incentive for people to buy in an HOA or not.
