Calling a FSBO wasn't the original question - it was "text blasting".I cited some very solid sources above that are worth reading. 

Then you 2 would agree on how you would split the profits once the property is generating cash flow and the original equity is returned.

@Cody Caswell there's several things to ask about here that might not be answerable in a forum:- Why do you need an FHA loan?

Your park name has now landed on someone's government desk and you will eventually be forced to answer a lot of uncomfortable questions. 

Unless you are unknowledgable, my bet is you could make more from rent than sale, and still have the benefits of owning the original home while you go do something else.The 25K you have left in property will be netting you(gross) of $350 mo or 4200 per year.

That's the only real answer to make anything work in a place like Boston.And to answer your question on returns, 4x-20x leverage (including owner occupant loan options) + appreciation is what makes real estate a better investment the index funds and worth the hassle.
