You do not need a court hearing to move forward.You can read my book to get more details, but you essentially have a couple options. 1.

CO states single dwelling (converting to a 2fam will cost upward of $100k- not an option).If I hold out- the property will have net profit of $600- possibly more if I refi again to bring my rate down. 

Seems to me my options are...SELL - If I were to put it on the market I think I could reasonably get $2.8M - $3M, but at a 2.9M sale price my return on my initial investment is only 38%, or 7.6% a year over the 5 years.
