Often time at turnover we pull out the filter it looks black so obviously it was never changed for at least 6 months.

This might seem obvious, but as I’ve shown in my previous examples, some people end up bidding on keywords that are completely off-target.

I am obviously only two years in but so far all of my tenants have already signed their 2nd year lease.

Obviously this is a very broad question, but I’m just hoping for some examples of what I could realistically be expecting after investing in rentals for around 10 years. 

Unless you are in the area or have a team that you know can handle the entire proses, be carful.Many of the investors I work with find, you can find a new construction investment, in an area of obvious appreciation, that cashflows day one.  

Obviously, I profited handsomely while doing it.

We are obviously planning to have an attorney draft our next lease so make sure it checks all the boxes but their lease doesn't end till May 2025.

It isn't slimy like what the guru's did/do that inspired the BP founders, but it's not transparent or obvious either.
