I have an old cherry oak tree on one of my properties where one of the branches fell off last week.

With all useable land and fertile land(With the exception of Grand Oaks which cannot be cut down; which may serve as an attractive part about the "Community" if several homes were to be built on the subdivisions),  2 water wells, 2-inch water meter and all the utilities; how difficult would it be to find a developer to pick this up, have the deal assigned to, pay closing costs, and pay in cash?

I have a 19 home subdivision in the works in Arden Arcade behind the Haggin Oaks golf course and I will be doing prefab.

@Antoine Martel yes I'm looking to fix and flip near Riverside, Corona, Moreno Valley, Beaumont, Banning, Cherry Valley, Oak Glen, Redlands, San Bernardino..........anywhere in the Inland Empire really.

Start chipping away at it, and learn while you earn.

I figure if I could consistently chip away at something that makes extra income and just save it all then I could put something together in a few years.

I am a long time podcast listener and lurker, but I have a serious question now as I am helping a friend with decided what to do with a house he has in Oak Park Michigan. 

Preferably we'd like something in Oak Cliff, but are willing to commute and live in Fort Worth. 

The only thing you can do is determine your criteria, try to understand the sellers needs, establish rapport with the seller and their agent, and let the chips fall where they may. 

I am focusing on the Metro Detroit area (Westland, Southfield, Livonia, Oak Park, Warren etc.):- Plumbers- Electricians- Carpenters- CPA- Real Estate Attorney- Handyman- Appliance repair person- Property Managers- Home cleaning companies (To clean property when tenants leave)
