Majority of mold complaints are tenants panicking and/or trying to get free rent out of their landlord.If they do get an attorney involved, their attorney will send you a written notice, which will lay out the issues and often tell you to give the letter to your insurance company.Don't bother with this, but you can discuss with your agent.When you or your PMC (or both) receive a legal notice of a case started, that's when you want to get your insurance company involved.Recommend you keep a record of all your communications with your PMC about this issue.

@Ben ClingerHi Ben, I just noticed your post.Toledo just clarified their inspection criteria for section 8 houses and decided they wanted their cake and to eat it too...we don't have to have an interior inspection (since LMHA inspects that during their inspection), but we DO have to pay for a Lead Inspector contractor to visually inspect the exterior of the house and of course we DO have to pay the $45 fee (which is of course what this is all about).LMHA of course inspects the outside of houses along with the inside so the whole lead inspection is redundant.

I tried to evict with denied appeals, and now the code enforcement officer is giving me till December 3rd, however the person is to move out by December 1 per notice from code enforcement and is working with case manager for placement.

You would then get a notice from the insurance company if they quit paying.Although I've never done it, you maybe could also require that the pay the premium in full before moving in and provide proof of that.
