Just off the top of my head, I wouldn't feel super comfortable with non-US properties because properties in the US are held to HUD code (at a minimum).

They are effectively insolvent and lenders and insures have already deemed those properties uninsurable and therefore non-financeable.

So we had a non-paying tenant whose lease wasn't renewed and refused to leave.

If this is for a residential 1-4 unit non owner occ / investment property I would compare a few different lenders.

Give proper legal notice of non-renewal and get them both out.

In many cases, it weakens the lender's position as they did not underwrite the buyer and an owner-occupant tends to pay better than non-owner-occupants.

It is also the seller's fault for accepting it, they full well knew this was not right.If you were to file for eviction for non-payment of rent, you'd probably win.

Non-renew tenants,, give it early even if its 8 months out.. you could also do mutual lease termination if they aren't month to month.Basically you want them gone, so only and best way is this.
