It came up in a Zoom meeting I was on recently, Ive been in 3 similar meetings over the past week, I cant recall which one it was with, but it was either with NAR's Conventional Financing Policy Committee, a call with the Mortgage Bankers Association, or a call with Maryland Legislatures.Only about 6% of mortgages are even in forebearances, and roughly 4 out of 5 of those people are paying, and took forebearance as a precautionary measure. 

Appreciation projections for 2021 are optimistic as well, with NAR and Zelman at the top forecasting 6%, and MBA conservatively anticipating 2%.

Some agents choose not to join NAR so they are not realtors, but all agents have to have their license under a brokerage.

That's at least a violation of NAR rules and maybe your state's laws.Then there's the issue of "fraud in the inducement". 

The NAR report shows that inventories were the lowest for any month on record back to 1999 and are down 23.0% versus a year ago.

Frankly I See no value in joining the club ,the expense the training having to disclose I’m a realtor and forced to follow the restrictive guidelines standards set by a over reaching national liberal group ( NAR) controlling my moves .
