You didn’t mention the property or deal specifics, but for many deals in the recent years, there have been amazing and unusual gains due to multiple unnatural circumstances.

I own a small multifamily commercial in Albuquerque and can confirm the diversity of the economic and cultural factors that you mentioned. 

But as Chris mentioned, buyer has to own the property, not a contract for deed or something like that.

I heard you mention that you worry about Tenant placement after the medical resource you have now dries up. 

While they did mention they aren't responsible for utility lines aren't they suppose to stop digging and call the "call before you dig number" if they find a wire. 

Not to mention a lot of the deals that are not even deals to begin while the fee is the amount above for something that is 500k-700k.  

I was wondering if you could share the contractors’info you were mentioning?

I think you are doing some things that are not required.You didn't need the LLC to start off with.You don't need to build a websiteYou mentioned needing to work on your credit score.

Some high and lowlights:- I had one tenant that brought German cockroaches in and then blamed it on me- Same tenant asking if her daughter can visit but failed to mention it was 5 more very noisy people- another tenant having constant loud arguments with his gf- tenant saved some of my stuff when the house flooded due to a pipe burst and another time during a monster rain storm.
