It is straightforward, results are more predictable, and repeatable just like the BRRR, but it's slower.

After moving in, this tenant was nothing but trouble - stopped paying the rent, resulting in eviction and wrecking the place.

However, if you turned over a flea free unit to the tenant, you can argue that the fleas resulted from the tenants actions (bringing the dog inside the house).

Hope this exercise illustrates the fact the BRRRR and cash flow are not always indicators of success and far less time could have been invested to achieve a more favorable result by purchasing in Market A at the start.

I have been both an active and a passive investor and I have better results in passive investing - even through this difficult market.The key, in my opinion, to any kind of investing is to understand the type of investing you are doing, the goals you have and the current state of the market. 

Being able to send a small amount is convenient but its bery u likely to yield the results you are looking for.

I'm not saying it's the right call or not, but if you try other things and can't get results you either move to another place or take the 'legal' route....that could be another option is ask them if they have another unit you could move into.
