Debt restructurization is common when rate-sensitive project is hammered when there's change in rate especially with these massive volatility.Now what I see is project with 1.4 DSCR initially is becoming 0.80 DSCR after rate increases 400-500bps. 

Needless to say, the metro Atlanta market is massive. 

I like to stick with 2-4 unit properties so I don't need a commercial loan, and I don't have a ton of cash in the event of a massive vacancy or capital investment, so more expensive isn't necessarily in my wheelhouse.

A batter bank is a whole other massive expense, and maintenance.

It's very difficult to capture such a massive property.

And if you hang in the game long enough, you could do massive volume.

At the end of the day, in the long run, without studying the stock market and the knowledge like Warren Buffet, most people ended up not beating the market and might as well just put the money in SP500 index funds.

Unfortunately in the current environment, its very hard to have SFRs cash flow unless doing massive renovation BRRRRs (not light 8k stuff) especially when you have a PM to manage.
