Is my CoC return solid, or do I need to adjust anything based on my market?

If you're in a high-cost area, consider out-of-state markets where you could buy a rental property outright. 

For me, the first pass at underwriting is simply about determining if a deal is worth exploring further.In the current market, I’d say 9 out of 10 deals are dead on arrival.

One way to maximize your rental revenue is talking with Property Managers in your market to get a rental analysis to see if you are maximizing the amount of rent you are getting from each unit. 

So far, this approach has saved my team so much time when sourcing on market deals.

After that initial down payment, the bank will basically be financing your investments.

My problem i is my market is super expensive if I stay in the nyc area and I don’t have the confidence since I don’t have any actual experience to invest out of state do you guys think paying off my mortgage would be more beneficial than looking for more rentals .
