The slate roof is leaking in several places.

Hi Everyone, Do you guys know about the best equipment that is not crazy expensive to detect if a wall is humid? 

I was managing a South Florida rental from Alaska, a 5-hour time change, so I really did get that "2am toilet leak call" that many naysayers argue about self management.

zero interest credit cards should be used for true emergencies such as for medicine, urgent care, plumbing leaks, etc.

(water in toilets, tanks, and bowels from leaking sinks) I am using this as a point of negotiation with the seller to get a significant reduction in price due to this.

I did have 2 units with roof leaks in the storm with one being bad enough that it needs minor interior repairs (mostly ceiling drywall, at most a few hundred dollars).So I am not affected by the board of supervisors no eviction ban other than realizing how unfair it is for the LL in that area. 

Over the years we have seen some crazy things, like plumbing pipes sealed with glue and duct tape to stop a water leak.

I suggested offering $420 and do it up right, but the basement leak "from plumbing" scares me as does the exterior deterioration which will continue unless I stucco ... its too late to use a patchwork approach.

That'd be like a regular homeowner having to send out a 1099 because of a leak repair or for new windows or something. 

That’s a big flag - a great PM might say “that estimate was way too high so I got 2 more and by the way I don’t think we need to replace the entire roof” whereas another might say, “your roof has a leak, so I have an estimate here for a full replacement.”
