I have text in my lease stating that the tenant is not allowed to make repairs to holes in walls and that any repair work that takes over 30 minutes or is larger than the size of small nail will be repaired by the landlord's hired labor at a cost of $30 per hour plus material costs. 

If you're looking to scale and take full advantage of house hacking, look for a property on the larger end of the spectrum, ideally 4 units.

Contrary to most business lending, the REI industry has a lot of "non-bank" lenders that provide attractive loans that can lower your cost of capital and improve your profit/cash flow.

How much profit at the end do you expect to realize and what time frame do you project to receive it?

Then your best bet are probably community banks which have more flexibility (albeit worse terms) than larger banks and also worth looking into are DSCR lenders.

@Chinku Chinku the rich get rich by making their money work for them.They borrow at one rate, to invest in something that returns a higher rate - they profit on the difference.Only you can evaluate your risk tolerence though.

For flips, ensure the profit margin after all costs is at least 20%-25%.

We just started managing 4 tiny homes on 1 lot with a shared pool and they are booking great at a rate commensurate with larger homes.   

I think the area is short on larger (4-5 Bedroom) homes that can really accomodate a whole family.
