I sometimes wonder if it makes sense for all of us landlords to confront them, they sold us a lie and now we are severely struggling from it.

Get a couple of 1-4 unit properties under your belt and make sure you like being a landlord.  

You get to live in a property you own for free or almost free, while learning the ropes of being a landlord and you get very very favorable financing, where you don’t have to worry about finding private lenders or getting into any complicated or exotic investment strategies on your first deal.

It’s landlord-friendly, has strong population growth, and offers affordable entry points.

I think firing all of these federal employees like half the workforce at HUD is going to cause a lot of pain for a lot of good people and also the people that they serve (and landlords with section 8 units).

I'm assuming this will this affect the landlord policy insurance inspection?

Landlord friendly states are going to be your best friend since CA isn't the best at looking out for landlords. 

Furthermore, California has a very anti-landlord and anti-real estate investor government that can cause you all sorts of other problems as well. 

While you can have a checklist of income, credit score, criminal background, landlord reference, etc, to me the bigger tell of good versus less than good tenants came from all the interactions prior to leasing.
