Often times when a builder/buyer moves too fast, or is too busy and overlooks a key piece of due diligence, the unethical ones will try the "scorched earth" method and blame everyone but themselves, even when they know it was their own mistake, and they'll see if they can scare you, the seller, the title company et al into paying damages/fixing their problem. 

I think one of the keys to any of these things is understanding the underlying business model.

The key with this is if you want to look into annuities (variable specifically) you'll want to find one that is lowest cost possible.

Yes, me too, sellers pay both sides of the commission, but the key is WHO is setting the buyer agent commission amount?

We're likely in decent shape the next year or so, but in my mind, inflation will be key to watch. higher inflation will mean higher rates- may be good for property values if the overall economy stays strong, but inflation will likely raise interest rates. 

Finding the right market is key since every area has its own unique dynamics.

Whether that number is $1M, $5M or $10M, I am not doing it to say I am worth X, I am very low key when it comes to net worth and want to do what I want.Some people are like this and some have a target number, but I think what you are reiterating is if you say $10M and you get there are you happy or is it now $15M or $20M.
