I think the answer is best to pay the $200 bucks for legal advice and might higher him to go to court with you to ensure the judgement and kicking out.

I'm not sure that a judgement to a landlord would show up in a credit report.

Use your best judgement to protect you and him from claims.

Then the title company went to pull a tax certificate and found a tax judgement.

I told my manager proceed with eviction + bogus heat service bill + late rent charge+after judgement; proceed with collection agency.I understand all this have cost & I probably will never see my money back.But if I let the tenant stay without them repaying late rent, eviction cost & bogus heat maintenance call.

I would post a pay or quit after the grace period and follow your state laws to start the eviction and judgement.

Not questioning anyone's judgement, I'd just like to be able to get the year info more easily in the future when I use streetview for RE or otherwise.

Realistically, very few judgements are collectable so even if you could convince someone to sell their judgement for $1 the overhead cost (time mostly) would not make it viable, unless you own a collection agency.
