Some intuitive factors could be the rate of job growth (number of jobs available over time), or rental price change (year over year median rent) in a given city (or pull values from best performing neighborhood). 

Have enough AI to be able to scan through my Guidebook to intuitively answer guest questions (where's the hair dryer, what's the lock combination, what time is checkout)? 

Plus they know they are dealing with me, a person, the homeowner.Yesterday I got a request/inquiry  and the man’s phone number actually came through in his message.I personally called him instead of replying to run him through my intuition and booked him right after that.

Analyzing the numbers is important but it sounds like you have good vibes and intuition about your decision, as well.

I think the drop downs are more intuitive.

I really like the "Circles" feature...very intuitive!

Real Estate Professionals tend to understand print marketing more as it is a it more intuitive.
