OUt of area investor really need to hook up with local RE folks not marketers that have no real knowledge of the intricacies of the markets.

Asking a question like this in the forum can only lead to someone who sounds like they know what they’re doing but who really has no idea of the intricacies between state lines and other LLC laws.  

Or does it really depend on the intricacies of their situation?

But the first thing you figure out is; you don't know what the fix up isyou don't have any money to spend on marketingno marketing = no dealsyou don't have the experience and reputation for buyers to flock to youeducation for the wholesaler on investor financing and other intricacies that make the deal is completly adsentNow does that mean you cannot do it?

@Will Wu I had a lawyer do mine since I wanted someone as my registered agent for anonymity, and because there are some intricacies of the Operating Agreement that I wanted addressed.

As an examiner or closing agent you understand the intricacies of transactions, and see exponentially more real life deals than in any other profession.

Having said that, if I were you, I'd bring in an experience industrial partner to help you navigate the intricacies of industrial space, industrial leases, and negotiating the best deal for your client.You will learn from the process and you will provide your client with the best possible representation.  

I still really like bricks & mortar, but am curious to understand the ins, outs, and intricacies of all the process and paperwork behind it.

:)Anyway, I don't expect this deal will be a home run (that was never the goal), but it should allow us to get our feet wet in this new market, learn the intricacies of investing in a place with a different climate, different types of houses with different types of problems, and start to build a team so that if we decide to do more projects in this area, we'll be better prepared.
