I get the appeal of BRRRR for those who lack cash or want to scale faster, but to me it seems like I am introducing unnecessary variable/interest expense in taking out some kind of high interest LOC (sofi offered unsecured $100k at 9% or my bank will do secured $50k at 7%).Interested in any perspective, thank you.

It's a simple question but it has been hard to get a straight answer.My parents live off of the cash flow from this property so they are not interested in taking on a standard 30 yr mortgage, as that would effect the cash flow, and thus their livelihood.

@Kolby Wright I agree with points that both @Martin Tyler and @Brandon Sturgill made...if he's relocating for work, maybe he'd be interested in taking some cash to help with the move but then receive monthly payments.

There was no loss of exposure in taking a contract from me if I did not preform on either property.No one selling a house with a new listing wants to risk taking a house off market on a sale that likely will not go through.
