But, due to my inexperience on this subject I'm a bit confused about something.I have read (in the blog) about other BP member's  who have purchased an apartment complex using 100% private investor funds.

I learn really fast and and what I don't have in experience, I make up in drive...lol.

My real estate investment game plan is to purchase a single family home in the Riverside/ San Bernardino area with as little leverage as possible; I've come to the conclusion that low leverage pairs beautifully with my inexperience.  

Between both letters I would get a lead far and in between and when I got a motivated seller on the line my inexperience shined through and the deal would fall apart.  

I also invest in syndications and want to be a GP on larger multifamily deals for generational cashflow, but this is the best path I've come across to learn the process, grow in experience, and of course my cash to invest with!

You make excellent points, but I don't think it's a fake post as much as it is inexperience. 

I will show my inexperience here but have to ask...I’m finding most lenders will only consider applications or quote rates on applications if the property is under contract.

My inexperience with being a landlord wants me to drive over and show them the HOA letter, but it's probably a terrible idea. haha
