Once you are actually ready to buy a piece of land, you would start looking for land listings and either ask the listing agent to also represent you, or you can have your own agent rep you. 

One of their sales reps did a pushy speech on me on how I'm not going to be successful if I don't get help from their "team of experts" yet his boss was the subject of an SEC investigation. 

Each time i received a generic response or kept getting bounced around to other reps.

In my area the zoning board is the final approver, they are appointed to their position and have authority to make the decisions and to be a bit more impartial than an elected official.

You can still set a pile of money on fire in your own back yard, but it does remove one very important risk factor for a first time investor that, like we all were in the beginning, doesn't have the reps to know what they are doing.I just want to be a voice of reason and reality in a sea of realtors, turn key providers, and other forum lurkers telling folks how easy it is - just build your core 4!
