Additionally, they managed to refinance while the rates were at historical lows (and still somehow cashflow negative ik 😭), so any loan methods that involve changing those rates are not ideal.

The seller of 22 properties is in a tight spot and needs his properties sold ideally within 60 days.

I also want you to get into the mindset of direct calling opposed to waiting to people to respond to your campaign.  

Agreed- with a long term rental you can be very clear and upfront about all the nuances/quirks of the property and what is included because the transaction has far more direct communication.

Do a small sampling of listings that are your direct competition.

Don't be shy with your questions and reach out to people directly.
