@Justin Boyd just saw the location on this, I'm somewhat familiar with that market, we do quite a few retail deals in CLE and the surrounding areas, I'd be happy to give you an opinion on the site if its helpful.  

These are hosted by volunteer community leaders that just want to help the community.

I haven't advertised a rental on Craigslist since 2010 and it was full of scammers and other problems back then.It's hard to believe that site ever survived.

I am actually hosting a Masterclass in Plano on Dec 7th. 

Also the distressed seller is selling for 110k and the prop is valued between 170-200k on multiple sites.
