Texas to me has always been more of a horizontal market with not a lot of movement either way.. although in the last few years prices I moved up some... but not like other hot markets were prices are more volatile ... during the GFC  Texas kind of held its own.I now folks would be selling Texas and I was investing in Atlanta at the time.. were prices were crushed in many areas up to 80%.. they bounced back same home I could have bought in Texas never really moved much..

If the cracks are only on the drywall seams and are vertical and horizontal, there might not be anything wrong with the foundation.  

Buyer's had a different engineer say that it needs horizontal beams too, and that the "fix" is to dig up and redo the walls.So...

You mean horizontal cracks are concerning?

after this year I am an expert on 4ft of water in the basement(one HW tank was horizontal & up against the ceiling!!!)

Hopefully, the grade drops 1' vertical in the first 10 horizontal feet around the house on all non-hard (concrete) surfaces. 

Depending on how bad is the foundation state (how many inches you have to correct), is very possible the sewer line will disconnect/break in the horizontal portions.

I’m usually plugged in at about $30k per unit for all horizontal work and about $110 per sq ft.

Rough numbers...1) Purchase price $850k for 3/1 SFD on 6000 SF lot in Long Beach lets say.2) apply for urban lot split, existing house needs to be at the front of the lot that way when we divide the lot horizontally we won't need to touch the main house at all.3) Build a 1,600 duplex, basically two 900 side by side 2bd/2bth units. 

A drilling company has just offered everyone in my subdivision the opportunity to lease their land for horizontal drilling.
