(i.e. disputing that comments were written in MLS listings after I sent the listing in with the comments highlighted;  saying that a sale hadn't yet closed when I submitted both the listing and the transaction history from the title company showing it closed 2 weeks before appraisal date)I am following all the rules and going through the appraisal management company.

Dawn--I've read and heard a lot as I've been doing my own research that there are few rental vacancies and rentals are needed in Medford, sounds like especially lower rents.While rentals seem to be needed, I've read a few articles in the last several months that have highlighted the large number of abandoned or unoccupied out-of-state owned homes in the area, and family members and friends have colloquially reported the same.

Just as a highlight, the property has fire damage, was there insurance in favor of the lender which covers such damage and will that claim transfer to you or should some of those proceeds be used to demolish and clear site or clean up site; will you be indemnified for any future liability if not, etc - point is, I would worry more about your not so common deal rather than trying to find sample contracts of more common deals.
