S-Corp financials are no different than those of a C-Corp.There are some "internal" schedules that need to be maintained in order to track the shareholders' basis, but this does not affect the reporting to external users of the reports.

Don't seal external spacing around the crawl space (Fix with great stuff in about 2 minutes after the inspection)Like others, I've found that if you don't leave something from the home inspector, they will resort to pulling stuff out their, ahem, 'hats' that may or may not actually be true... and usually isn't a problem... and could sometimes cost thousands to 'fix' just to make the inspector happy.

It was already rehabbed back around 2005, so I think it's probably in better condition than it's external appearance suggests (1st floor windows boarded, which is scaring off folks, as well as its vacant status, meaning it's an all-cash deal).I'll post on this as anything develops.

That can also make buyers nervous.Corner lots also depending on if in a subdivision or side street can be nosy with stop and go traffic.You have to make sure the external features are just as appealing as the external.When I would drive around with real estate developers for site acquisition would would put every location through a process.We would start out with say about 10 and then on the map have a checklist of positives and negatives.When we wittled down the list we got down to around 3 properties and they purchased 1 to 2.

There likely isn’t much use in a fully-amortizing loan if your intent is to flip so I would say an interest-only HELOC is a good option provided you can qualify for the loan using collateral external to the transaction.
