They are typically more like good residential brokers in that they know their stuff very well and are highly connected.If you want to "wholesale" apartments, why don't you just become an apartment broker?

@Seth Mattox so we manage some that are over an hour away, so we have to do some of this stuff, but not to the same degree.

For stuff you’ll be doing add that in too.. better to have worst case then over budget and no money left over to finish..Good luck with the remodel...

Not sure there is 1 best book.I'd read stuff by many of the local guys, as you may have a chance to meet them or hear them speak one day. 

That stuff does sell.

We can “split hairs” on this topic, but let’s just accept that our different experiences have produced a somewhat differing view.  

With that, I’ll be the first to admit that Excel really is not designed for this type of stuff.
