In relation, the contract was $10k on the 4-story building that was being torn down with a crane in Philadelphia that recently made the news for collapsing on the neighboring Goodwill store and killing 6 people. $10k for that kind of demolition struck me as cheap, and perhaps it was a cut rate contractor.

One of our guys still has the same problem.He rented his property to a church for refugees.Bedbugs galor.He found out that the bedding they gave them was from the local goodwill store???

They will probably not really have any idea what you just said but 2 key things just happened, you disclosed your intentions which insulates you from the unlicensed RE possibility, and you may have earned some good will with the seller because to them that $500 will be a savings and that is to their benefit.

Jon Holdman has a good point regarding the value of goodwill ...but you may also want to throw in a non-compete within a certain mileage/county etc radius.An interesting concept keep us updated..Good luck
