A POF from a convential lender means you have passed the lender's credit and income criteria, and if the property appraises high enough, with no title issues, financing will be available.Since hard money lenders place much more emphasis on the property securing the loan, the POF letter ranges from significantly less reliable as compared to a letter from a conventional lender, to outright worthless (some hard money lenders provide a form and you fill in the blanks, i.e. no real approval).

What people are arguing over, and will continue to argue over, is how that GDP pie will be divided.This is a great point but I feel he is missing the permanent structural changes in the economy due to automation and increased globalization which are permanently benefiting the capital owning class at the expense of the economy as a whole.

Also it would decrease my global debt ratio a lot when banks see that having increase of additional monthly payments of $900 after the refinance which I know the banks won't like and will be harder to use to make purchases.
